Rental Instructions

The materials and policies regarding unit rentals were designed to maintain the highest possible level of organization and security within the building. If you are currently renting your unit at Randolph Place, or if you are considering doing so, please review the following guidelines as well as Section X. of the Rules and Regulations. Be sure to submit all required documents to the management office before your renters schedule a move in date.

1. Notify the Management Office as soon as you put a unit on the market for rental. Please note that beginning January 1, 2007, there is a $50.00 processing fee for unit leases. This fee covers the cost of a building orientation for the tenant as well as paperwork processing by the management staff.

2. If you are utilizing the services of a rental broker, please advise us in writing whom this agent is and that the agent is authorized to enter the building and the unit by submitting the Realtor Authorization Form.

3. Keep in mind that no short-term leases are permitted. Six-month leases are acceptable; one year/two year leases are preferred. A lease document is required and must be executed by all parties who will be residing in the unit.

4. A copy of the fully executed lease and a Unit Change Form must be submitted to the Management Office prior to the move in date. Please provide your tenant with a copy of the Rules and Regulations and have them sign the Fitness Room Waiver. Also complete the Cat Registration Form or Dog Registration Form (if applicable) and Bicycle Registration Form (if applicable). All of these forms can be picked up in the Management Office, downloaded from the website or faxed to you for completion. Please return the signed forms to the Management Office. Without these documents, the lessee(s) cannot schedule the freight elevator for move-in or be included on the resident list; mail cannot be delivered, packages cannot be received and guests cannot be admitted into the lobby. For security purposes, there will be no exceptions to this rule.

5. It is necessary to arrange for a building orientation with the Management Office, and this orientation must take place prior to your tenant's move-in. Please contact the Management Office to schedule this meeting.

6. After we receive all required documentation, the freight elevator can be reserved. You or your tenant should remit 2 checks made payable to Randolph Place. The freight elevator cannot be booked until we receive the checks. There are two time slots available each day from Monday-Saturday for move-ins and move-outs: 9:00 am- 1:00 pm and 1:00 pm- 5:00 pm. Please provide your mover's name, contact person's name and phone number.

  • $200.00 elevator use fee
  • $350.00 elevator deposit (refunded if no damage is incurred to common areas during the move)
