New Resident Instructions

1. Welcome to Randolph Place!

2. As a matter of course, your seller may inform the Management Office of your name and the closing date of the sale. However, this doesn't always happen. Please contact the Management Office as soon as you decide to purchase a unit in Randolph Place. This will promote convenience and save confusion.

3. A copy of the closing statement (or the signed lease agreement for new renters) must be submitted to the Management Office. We cannot adjust our database records to reflect the ownership/renter change until we receive the document.

4. Also provide the Management Office with a Unit Owner Change Form or Unit Renter Change Form, Fitness Room Waiver, Cat Registration Form or Dog Registration Form (if applicable) and Bicycle Registration Form (if applicable), and a Homeowner's Manual. All of these forms can be picked up in the Management Office, downloaded from the website or faxed to you for completion.

5. It is necessary to arrange for a building orientation with the Management Office, and this orientation must take place prior to your move-in. Please contact the Management Office to schedule this meeting. Please provide us with your completed Unit Change Form at this meeting.

6. Remit 2 checks made payable to Randolph Place. The freight elevator cannot be booked until we receive the checks. There are two time slots available each day from Monday-Saturday for move-ins and move-outs: 9:00 am- 1:00 pm and 1:00 pm- 5:00 pm. Please provide your mover's name, contact person's name and phone number.

  • $200.00 elevator use fee
  • $350.00 elevator deposit (refunded if no damage is incurred to common areas during the move)

7. Be sure all keys, fobs, and garage door openers get transferred at closing. Additional fobs and garage door openers may be purchased in the Management Office. The fobs are $15.00 and the garage door openers are $50.00.

8. Be sure you receive and review the Rules and Regulations of the building, revised ed. March 2001. We recommend you review them prior to your building orientation meeting.

9. Please be aware that no construction, remodeling, redecorating, etc., can take place in your unit without your records being in order in the Management Office. That means, before you can schedule contractors, etc., we must have the fully executed closing statement, the freight car booking and the all other forms; and your orientation must take place. Also, we remind you that a $500.00 deposit check made payable to Randolph Place is required before contractors can begin any remodeling work in your unit. Please refer to your Rules and Regulations and the In-Unit Construction Guidelines for further details. You are not permitted to authorize any entry into your unit by others until your building orientation has taken place.

10. Please keep in mind that visitors cannot be announced by the front desk door staff until your home telephone number is operational (local area code).

11. Beginning April 1, 2006, Multiband (NASDAQ: MBND) will be providing upgraded television services to our property. Please read our Satellite TV Information for the details related to our agreement. New residents should call Multiband at (866) 577-6263 to schedule a service installation appointment.
