1) NOTIFY MANAGEMENT
If you plan to do any remodeling in your unit, please notify
the Management Office so that
a file can be opened on the matter.
2) SUBMIT PLANS FOR APPROVAL
Any plans to remodel your unit (outside of painting) must
be submitted to the Management Office, including installation of
interior windows and countertops. Please use the Construction
Sign-off Form to submit your plans. If there is any plan to
remodel that involves structural, mechanical, carpentry, electrical,
or plumbing work, a narrative from the contractor along with sketches
must be provided. Our Chief Engineer will review all plans and approve
once it is determined that all work meets City codes.
3) SUBMIT PROOF OF CONTRACTOR INSURANCE
It is the responsibility of the unit owner to arrange for a certificate of insurance to be submitted. NO WORK MAY BEGIN UNTIL A PROPER CERTIFICATE IS ON FILE. Your contractor is welcome to fax the certificate to the office. If the insurance certificate arrives, and it contains errors, the unit owner will be notified by telephone and it will be the owner's responsibility to have the insurance certificate resubmitted.
4) SUBMIT DEPOSIT CHECK ($500) TO OFFICE
A damage deposit check of $500 made payable to Randolph Place Residences is required before any work can begin. It is held in the Office until completion of the work, and will be returned to you, provided that there was no damage to the common elements during the course of the work. After 30 days, checks not retrieved will be shredded.
5) SCHEDULE START DATE
It may be necessary to book the freight car for delivery
of materials and removal of debris. Please be aware that any use
of the freight elevator and/or dock must be scheduled in advance.
We do not permit interruptions of scheduled move-ins or
move-outs.
6) REVIEW RULES WITH CONTRACTOR
Contractors are expected to follow the rules and regulations governing Randolph Place Residences. Any violation of rules may result in the unit owner being fined. Additionally, the management reserves the right to prohibit the contractor from working in the building should repeated violations ensue. Some rules to pay close attention to:
- Contractors must sign in at the front desk. If unit owners provide contractors with entry keys, they are still required to check in.
- The contractor must remove all debris from the property using the second floor dock. RPR dumpsters are not to be used for the disposal of construction debris and debris is not to be placed in trash chutes.
- Contractor must use the freight elevator when transporting work equipment. NO EXCEPTIONS
- We do not provide parking for contractors doing work in units. Parking is not permitted at the dock or in the alley.
- Common areas must be kept clean. The building's maintenance staff does not clean up after contractors doing work in individual units.
- Construction hours are 8am - 6pm Mon - Fri, and 10am - 5pm Sat and Sun.
- THE DOCK IS CLOSED ON SUNDAY
Once your work is approved and scheduled, the Management Office will notify your neighbors in writing. We will require at least 72 hours advance notice.
